Nestled away in a hamlet just outside Market Bosworth lies what appears to be a typical Leicestershire farmstead. Except this country idyll has pushed the boundaries of design and planning and is now home to a bespoke development of five luxury homes inspired by rural countryside buildings.
The site was originally a working farm, though not ideally situated as it was carved apart from its agricultural land by an ever increasing busy main road and contributed to making it untenable in its current location. Bringing a developer on board unlocked the potential of the land and made a move possible.
Replicating and moving the working farm to another part of the land was achievable. But utilising and gaining planning permission on the existing rural plot took hard work, brilliant design and collaboration between the architects, the developer, and local planning officials. Building new dwellings in this part of the countryside was contrary to planning policy. It took perceptive innovative design that incorporated respect and empathy for the local rural vernacular to achieve a successful project.
Discussions with the local planners began in spring 2017. By anchoring the new design to emulate traditional farm buildings, the planners were happy to explore the possibility of designs that encapsulated these principles and took on board local agricultural history. Planning was achieved that autumn which is testament to the impressive design and spirit of partnership.
The collection of five outstanding and unique properties have been carefully designed to the highest quality, reflecting traditional craftsmanship whilst fusing together the feeling of luxury contemporary living. The new development sweeps round in a south facing courtyard formation that replicates the setting of a working farm. The rural development includes new build replica Dutch barns and classic farm buildings which have been named The Hayloft and The Dutch Barn, The Stables, The Dairy and The Granary respectively. Each home has its own distinct character, and all make the most of the beautiful rolling countryside.
The Dutch barns are designed and built on structural steel frames with a solid interior and Ash Thermowood cladding attached to the external. For The Stables, The Granary and The Dairy, traditional bricks have been used to maintain the farmhouse effect of the development.
The dwellings have been designed with authenticity at the fore, with characteristic agricultural footprint widths, varying roof heights and construction materials, so when viewing the development from the wider countryside, its silhouette reflects a traditional farmstead.
